I needed help leasing out my Santa Monica condo, and found Westside Property Management through a Google search last summer. The office was responsive and promptly set up an appointment for an initial consultation with Josh. He explained their services (I was new to property rental) and answered my questions. When I decided to move forward with them, it was a relatively painless process. They took care of finding and vetting applicants, and then helped me prepare the condo for the tenants. When the tenants reported issues following the heavy rains, Westside assisted in coordinating the repairs. On a couple of occasions I've had to follow up with them to get status on something, but overall I would say my experience during the last 8 months has been very positive.

They are great! I purchased a home in Boston and sold a house in Boston; they made it seamless for both transactions. After leaving Los Angeles, I rented out my apartment and they managed the property for me! They took care of maintenance, collecting the rent, renewing the tenant. Give them a call!

If you are seeking to buy a home; to rent a home; or initiate property management for your property , either condo or home, this is your place. Stop now, and make that phone call. I am the President of a Condo HOA and this great man, JOSH BARRE, has acted as the PM for one unit in my building. He and his folks are a dream with whom to work. There is the ultimate care for your property; immediate action on issues; and weekend response to everything. The rest of our units are represented by a larger PM company and the results are like night and day. I have to fight for the owners of this building to get their needs met and get delayed response on all issues. As someone who deals with WESTSIDE only when problems arise, I love them and the care they give our building, not just in crisis, but in communicative responses. Thank you Westside PM

Loved working with Josh, very friendly. He was flexible with my schedule, very accommodating, helpful with providing connections to other service providers. Trustworthy. Given their long history, the management company has reliable and dependable handyman. Although at the end I decided to not rent my place, I found the customer service extremely professional and patient. Also the management company's portfolio was helpful in looking at rentals and getting a sense of the market.

The team at Westside property management is professional courteous and has always helped me fill my rentals when I needed them with amazing tenants and gotten me great market rates. They are incredibly familiar with the current Westside market and knowledgeable of current trends. They are always available on short notice in case of emergency's. They are accessible when I need them and the team at the office is always available. I highly recommend them for any size property whether small or large.

They charged me for an application fee and got all my sensitive personal information and documents only to let me know that they chose another applicant. Not sure if any discrimination is involved in their choice of tenants.

I’ve recently moved back into the country and have been searching high and low for a rental property that would be able to satisfy my needs and utilities that I require, this company WestSide Property Management was able to facilitate and advise me on my long term rental situation and find me the best value for my money as wants in a place. Loved the service and responsibility that the workers representing the company had demonstrated to me. I am now considering after my great long term rental, that would like Westside property management to assist me in looking/buying a house for the next long term decision. Great Service!

I just think it's ironic that all the 4/5 star reviews are from the property owners and the 1 star reviews are for the people renting the properties. I rented a unit through Westside for 3+ years. When I didn't have issues with the unit, it was great! I paid my rent on time and didn't need to contact them. When I did have issues (cockroaches, water leaks, etc...)- good luck trying to speak with an actual human being on the phone. I never was able to speak with anyone on the phone. Constant follow-ups are required and it's pretty obvious they are short staffed. For some apt issues, I ended up speaking with the general contractors or the actual owner to get things fixed in a timely manner. I'm sure they are good value and that's why property owners like to use them. But just be weary of how the tenants are treated at these units. I would never use them if I needed to rent my property.

BEWARE LANDLORDS AND RENTERS ALIKE. My friend tried to rent a privately owned unit managed by this company. It had been on the market for 30 days when my friend submitted an application. She had an 800 credit score and a year of rent in savings. They asked for a co-signer and she gave them one. She also offered an additional month of rent paid up front. They charged 100 for the app fees total. Once they received the information They told us the landlord needed to review it and they would contact her tomorrow. They didn’t. After 3 weeks of ignored calls and a lack of updates, Rachel told my friend she didn’t get approved... when her lease was now expiring at her previous residence. They cost this landlord not only their fees but they lost the landlord over $5000 by not submitting applicants information to them in a timely manner. (Or maybe even not submitting it at all.) Another red flag was this property management company didn’t know how to verify self employment income. I had to speak to multiple people to explain to them that self employed people do not generally have w-2 statements or payroll checks from their employer. This was the most unprofessional management company I’ve come in contact with. It’s okay that she didn’t get that apartment, another apartment is clearly the better option. I just wanted to take a moment to warn landlords and tenants of how this business is run to save them their time and hard earned money.

During the covid-19 pandemic Westside Property Management has been outstanding at communicating and walking me through the process of what I can expect on my rental properties. After working with Westside for years and referring several friends I can say that they are the best out there.
